Plus complexe que le r<a href=\"https:\/\/www.locservice.fr\/guides\/guide-proprietaire\/investissement-locatif\/micro-bic-meuble\">\u00e9gime du micro-bic<\/a>, il s&rsquo;av\u00e8re souvent plus int\u00e9ressant financi\u00e8rement.<\/p>\n\n\n\n<div id=\"div-gpt-ad-1534773938396-0\" style=\"text-align: center;\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Le r\u00e9gime r\u00e9el d&rsquo;imposition<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">Application<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Lorsque les recettes d\u00e9passent 77 700 \u20ac, le r\u00e9gime r\u00e9el est automatiquement appliqu\u00e9. En-dessous de ce seuil, le loueur peut tout de m\u00eame <strong>choisir le r\u00e9gime r\u00e9el<\/strong> \u00e0 condition d&rsquo;en informer le fisc via une lettre appel\u00e9e \u00ab\u00a0<strong>courrier de lev\u00e9e d\u2019option\u00a0\u00bb avant le 1er f\u00e9vrier de l&rsquo;ann\u00e9e d&rsquo;imposition<\/strong>. Cette lettre doit \u00eatre envoy\u00e9e en recommand\u00e9 avec accus\u00e9 de r\u00e9ception au centre des imp\u00f4ts des entreprises dont d\u00e9pend le logement lou\u00e9. Le courrier devra indiquer le choix du r\u00e9gime fiscal ainsi que l\u2019adresse du bien lou\u00e9. Le choix du r\u00e9gime fiscal restera valable pendant deux ans cons\u00e9cutifs, et reconduit tacitement apr\u00e8s le 1er f\u00e9vrier si l\u2019investisseur ne signale pas son intention de changer de fiscalit\u00e9.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Avantages fiscaux :<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Le bailleur peut d\u00e9duire toutes les charges concernant le bien mis en location : assurances, travaux, taxe professionnelle, honoraires de notaire, charges de copropri\u00e9t\u00e9, int\u00e9r\u00eats d&#8217;emprunt&#8230;<br>Le bailleur peut \u00e9galement obtenir une imputation de l&rsquo;\u00e9ventuel d\u00e9ficit.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Formalit\u00e9s :<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Pour d\u00e9clarer au <strong>r\u00e9gime r\u00e9el<\/strong>, le bailleur doit adresser une d\u00e9claration sp\u00e9ciale n\u00b0 2031 par t\u00e9l\u00e9transmission au centre des imp\u00f4ts des entreprises auquel est rattach\u00e9 le bien. La t\u00e9l\u00e9d\u00e9claration de vos revenus de location meubl\u00e9e au r\u00e9el doit comprendre les annexes suivantes :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>un bilan simplifi\u00e9 mentionnant les cr\u00e9ances et les dettes constat\u00e9es \u00e0 la cl\u00f4ture de l\u2019exercice \u2013 annexe n\u00b0 2033-A<\/li>\n\n\n\n<li>un compte de r\u00e9sultat simplifi\u00e9 de l\u2019exercice qui se compose de deux rubriques (r\u00e9sultat comptable et r\u00e9sultat fiscal) \u2013 annexe n\u00b0 2033-B<\/li>\n\n\n\n<li>un tableau des immobilisations, des amortissements et des \u00e9l\u00e9ments fournis au r\u00e9gime fiscal des plus-values et moins-values \u2013 annexe n\u00b0 2033-C<\/li>\n\n\n\n<li>un relev\u00e9 des provisions, des amortissements d\u00e9rogatoires et des d\u00e9ficits reportables \u2013 annexe n\u00b0 2033-D<\/li>\n\n\n\n<li>un tableau permettant la d\u00e9termination de la valeur ajout\u00e9e produite au cours de l\u2019exercice \u2013 annexe 2033-E<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Bien que ce ne soit pas une obligation, la complexit\u00e9 du r\u00e9gime r\u00e9el peut n\u00e9cessiter de se faire accompagner par un
