Cet article vous donne toutes les cl\u00e9s pour mieux appr\u00e9hender cet acteur incontournable et ses interactions avec les autres organes de la copropri\u00e9t\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83c\udfe2 Qu\u2019est-ce qu\u2019un syndic de copropri\u00e9t\u00e9 ?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Le syndic de copropri\u00e9t\u00e9 est l\u2019entit\u00e9 (ou la personne) responsable de la gestion courante des immeubles en copropri\u00e9t\u00e9. Son r\u00f4le est de garantir le bon fonctionnement de la copropri\u00e9t\u00e9 et de veiller \u00e0 l\u2019int\u00e9r\u00eat collectif des copropri\u00e9taires.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83d\udccb Les missions principales du syndic<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Le syndic de copropri\u00e9t\u00e9 a des responsabilit\u00e9s vari\u00e9es qui touchent \u00e0 plusieurs aspects de la vie en copropri\u00e9t\u00e9 :<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>La gestion administrative<\/strong>\n<ul class=\"wp-block-list\">\n<li>Organiser et convoquer les assembl\u00e9es g\u00e9n\u00e9rales.<\/li>\n\n\n\n<li>Tenir \u00e0 jour la liste des copropri\u00e9taires et les registres obligatoires.<\/li>\n\n\n\n<li>Veiller au respect du r\u00e8glement de copropri\u00e9t\u00e9.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>La gestion financi\u00e8re<\/strong>\n<ul class=\"wp-block-list\">\n<li>\u00c9tablir le budget pr\u00e9visionnel et les appels de fonds (charges de copropri\u00e9t\u00e9).<\/li>\n\n\n\n<li>Tenir la comptabilit\u00e9 de la copropri\u00e9t\u00e9.<\/li>\n\n\n\n<li>Suivre les \u00e9ventuelles proc\u00e9dures de recouvrement en cas de non-paiement.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>La gestion technique et des travaux<\/strong>\n<ul class=\"wp-block-list\">\n<li>Superviser l\u2019entretien des parties communes (ascenseurs, chauffage collectif, etc.).<\/li>\n\n\n\n<li>Organiser et suivre les travaux vot\u00e9s en assembl\u00e9e g\u00e9n\u00e9rale.<\/li>\n\n\n\n<li>S\u2019assurer du respect des normes de s\u00e9curit\u00e9.<\/li>\n<\/ul>\n<\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83d\udd0d Quelle diff\u00e9rence entre syndic, syndicat et conseil syndical ?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Dans une copropri\u00e9t\u00e9, trois entit\u00e9s principales ont des r\u00f4les distincts :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Le syndicat des copropri\u00e9taires<\/strong> : il regroupe l\u2019ensemble des copropri\u00e9taires. C\u2019est lui qui prend les d\u00e9cisions importantes en assembl\u00e9e g\u00e9n\u00e9rale, comme le choix du syndic ou les travaux \u00e0 r\u00e9aliser.<\/li>\n\n\n\n<li><strong>Le syndic de copropri\u00e9t\u00e9<\/strong> : il ex\u00e9cute les d\u00e9cisions prises par le syndicat et g\u00e8re la copropri\u00e9t\u00e9 au quotidien.<\/li>\n\n\n\n<li><strong>Le conseil syndical<\/strong> : il assiste et contr\u00f4le le syndic.
