Vous acc\u00e9dez \u00e0 la fen\u00eatre <strong>Je cr\u00e9e mon espace personnel<\/strong> .<\/li>\n\n\n\n<li><strong>Un code d\u2019activation<\/strong> vous est adress\u00e9 dans votre bo\u00eete mail. Pour activer votre compte : inscrire ce code d\u2019activation comme demand\u00e9 sur le site Visale.<\/li>\n\n\n\n<li>Pas besoin de t\u00e9l\u00e9charger de justificatifs lors de l&rsquo;inscription : il est possible de g\u00e9n\u00e9rer imm\u00e9diatement un contrat de cautionnement.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">\u2699\ufe0f D\u00e9clarer un impay\u00e9 de loyer avec Visale : la marche \u00e0 suivre<\/h2>\n\n\n\n<p>En cas de loyer non pay\u00e9, <strong>le bailleur doit respecter une proc\u00e9dure pr\u00e9cise pour activer la garantie Visale<\/strong>. La d\u00e9claration ne peut pas se faire n&rsquo;importe quand, il faut attendre que l&rsquo;impay\u00e9 soit \u00ab\u00a0<strong>constitu\u00e9<\/strong>\u00a0\u00bb selon les termes d\u00e9finis par le contrat Visale.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Quand l\u2019impay\u00e9 est-il consid\u00e9r\u00e9 comme constitu\u00e9 avec Visale ?<\/h3>\n\n\n\n<p>Tout d\u00e9pend s&rsquo;il s&rsquo;agit d&rsquo;impay\u00e9s totaux (le locataire ne verse aucune somme d&rsquo;argent pendant le mois) ou s&rsquo;il s&rsquo;agit d&rsquo;impay\u00e9s partiels (le locataire ne verse qu&rsquo;une partie du loyer pendant le mois) :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>En cas d&rsquo;impay\u00e9s totaux : il faut attendre <strong>2 mois de loyers impay\u00e9s charges comprises<\/strong>, cons\u00e9cutifs ou non ;<\/li>\n\n\n\n<li>En cas d&rsquo;impay\u00e9s partiels : il faut attendre que <strong>le total des sommes non pay\u00e9es d\u00e9passe 1 mois de loyer charges comprises<\/strong> ;<\/li>\n<\/ul>\n\n\n\n<p>Avant toute d\u00e9claration, le propri\u00e9taire doit <strong>relancer le locataire par courrier simple d\u00e8s la survenance du premier impay\u00e9<\/strong> (partiel ou total).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Comment effectuer la d\u00e9claration aupr\u00e8s de Visale ?<\/h3>\n\n\n\n<p>Une fois l\u2019impay\u00e9 constitu\u00e9, le bailleur doit suivre ces \u00e9tapes :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Envoyer au locataire <strong>une mise en demeure par courrier recommand\u00e9 avec accus\u00e9 de r\u00e9ception<\/strong>, dans un d\u00e9lai maximum de <strong>15 jours calendaires<\/strong> apr\u00e8s la constitution de l\u2019impay\u00e9 ;<\/li>\n\n\n\n<li>D\u00e9clarer l\u2019impay\u00e9 <strong>dans les 30 jours calendaires suivant cette constitution<\/strong>, depuis l\u2019espace bailleur Visale ;<\/li>\n\n\n\n<li>Joindre les <strong>pi\u00e8ces justificatives demand\u00e9es<\/strong>, notamment le bail, la carte d&rsquo;identit\u00e9, la taxe fonci\u00e8re, et la mise en demeure.<\/li>\n<\/ul>\n\n\n\n<p>Apr\u00e8s validation du dossier, <strong>Visale indemnise le propri\u00e9taire selon les conditions pr\u00e9vues<\/strong>, puis se charge du recouvrement des sommes aupr\u00e8s du locataire.<\/p>\n\n\n\n<div class=\"wp-block-uagb-info-box uagb-block-ce0a1320 uagb-infobox__content-wrap  uagb-infobox-icon-above-title uagb-infobox-image-valign-top\"><div class=\"uagb-ifb-content\"><div class=\"uagb-ifb-image-content\"><img decoding=\"async\" src=\"https:\/\/www.locservice.fr\/guides\/wp-content\/uploads\/2024\/11\/guide_eg-1.png\" alt=\"\" width=\"160\" height=\"105\" loading=\"lazy\"\/><\/div><div class=\"uagb-ifb-title-wrap\"><h3 class=\"uagb-ifb-title\">Propri\u00e9taires-bailleurs, besoin de <strong>s\u00e9curiser votre loyer ? <\/strong><\/h3><\/div><p class=\"uagb-ifb-desc\"><strong> <\/strong>En confiant la gestion locative \u00e0 un <strong>professionnel<\/strong>, vous pouvez <strong>garantir le versement du loyer \u00e0 une date fixe<\/strong>.
