En contrepartie, l&rsquo;abattement fiscal sur les loyers per\u00e7us peut aller de 15 % \u00e0 70 %, voire 85 % dans certains cas. Plus l&rsquo;effort consenti sur le loyer est important, plus le niveau de r\u00e9duction l&rsquo;est aussi. Le dispositif Louer Abordable a \u00e9t\u00e9 lanc\u00e9 le\u00a0<strong>31 janvier 2017<\/strong>\u00a0et a pour vocation de remplacer le\u00a0<a href=\"https:\/\/www.locservice.fr\/guides\/guide-proprietaire\/investissement-locatif\/borloo-ancien\">Borloo ancien<\/a>\u00a0ou le Besson ancien. <strong>Il a pris fin au 31 d\u00e9cembre 2022<\/strong>.<\/p>\n\n\n\n<p class=\"has-border-color has-background\" style=\"border-color:#ffec49;border-width:1px;background-color:#fffcbc\"><strong><strong>\u26a0\ufe0f<\/strong><\/strong> <strong>Attention&nbsp;<\/strong>: A compter du 1er mars 2022, le dispositif Louer Abordable est remplac\u00e9 par&nbsp;<a href=\"https:\/\/www.locservice.fr\/guides\/guide-proprietaire\/investissement-locatif\/loc-avantages\">Loc&rsquo;Avantages<\/a>.<\/p>\n\n\n\n<div id=\"div-gpt-ad-1534773938396-0\" style=\"text-align: center;\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Comment b\u00e9n\u00e9ficier du dispositif Louer Abordable ?<\/h2>\n\n\n\n<p>Les conditions pour \u00eatre \u00e9ligible \u00e0 ce dispositif sont les suivantes :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Le logement doit \u00eatre nu (non meubl\u00e9) et situ\u00e9 en&nbsp;<a href=\"https:\/\/www.locservice.fr\/guides\/guide-locataire\/resiliation-bail-locataire\/villes-zone-tendue\" target=\"_blank\" rel=\"noreferrer noopener\">zone tendue<\/a>&nbsp;;<\/li>\n\n\n\n<li>Le logement doit servir d&rsquo;habitation principale au locataire ;<\/li>\n\n\n\n<li>Le logement ne peut \u00eatre lou\u00e9 \u00e0 un membre du foyer fiscal, un ascendant ou un descendant du propri\u00e9taire, ou \u00e0 une personne occupant d\u00e9j\u00e0 les lieux, sauf lors du renouvellement du bail.<\/li>\n<\/ul>\n\n\n\n<p>Pour b\u00e9n\u00e9ficier du dispositif, le propri\u00e9taire doit&nbsp;<strong>signer une convention avec l&rsquo;Anah<\/strong>&nbsp;(Agence nationale de l&rsquo;habitat). Dans cette convention, il choisit le niveau de loyer qu&rsquo;il appliquera : interm\u00e9diaire, social ou tr\u00e8s social. Cela d\u00e9terminera quel est le&nbsp;<strong>loyer maximal<\/strong>&nbsp;qu&rsquo;il pourra appliquer et quels seront les&nbsp;<strong>plafonds de ressources<\/strong>&nbsp;du locataire \u00e0 respecter. L&rsquo;engagement est au minimum de 6 ans, ou 9 ans lorsque le propri\u00e9taire b\u00e9n\u00e9ficie d&rsquo;aides aux travaux. Le logement doit \u00eatre lou\u00e9 pendant toute la dur\u00e9e de la convention.<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter\"><a href=\"https:\/\/www.locservice.fr\/proprietaires\/\"><img decoding=\"async\" src=\"https:\/\/locservicev2.s3.eu-west-3.amazonaws.com\/guide\/cta-ls-prop.jpg\" alt=\"\"\/><\/a><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Les avantages fiscaux d\u00e9pendent de la zone et du niveau de loyer<\/h2>\n\n\n\n<p>Selon l&#8217;emplacement du bien (zone A, A bis, B ou C) et le niveau de loyer pr\u00e9vu dans la convention ANAH, la r\u00e9duction fiscale s&rsquo;\u00e9chelonne&nbsp;<strong>de 15 \u00e0 70 %<\/strong>. Cette r\u00e9duction peut m\u00eame atteindre&nbsp;<strong>85 %<\/strong>&nbsp;si le propri\u00e9taire choisit de louer son bien dans le cadre de l&rsquo;<strong>interm\u00e9diation locative<\/strong>&nbsp;: dans ce cas, il confie son bien \u00e0 un tiers (une agence immobili\u00e8re \u00e0 vocation sociale ou un organisme agr\u00e9\u00e9), en location ou en mandat de gestion, en vue d&rsquo;une sous location ou location \u00e0 des m\u00e9nages en pr\u00e9carit\u00e9. Un exemple d&rsquo;interm\u00e9diation locative : le&nbsp;<a href=\"https:\/\/www.cohesion-territoires.gouv.fr\/louer-solidaire-avec-solibail\" target=\"_blank\" rel=\"noreferrer noopener\">dispositif Solibail<\/a>&nbsp;en Ile-de-France.<br>Un emplacement en zone C ne donne droit \u00e0 aucune r\u00e9duction, sauf dans le cas de l&rsquo;interm\u00e9diation locative (voir tableau ci-dessous).<\/p>\n\n\n\n<p>Les niveaux de r\u00e9duction fiscale sont r\u00e9sum\u00e9s dans le tableau suivant :<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><tbody><tr><td>Niveau de loyer<\/td><td>Zone A bis \/ A \/ B1<\/td><td>Zone B2<\/td><td>Zone C<\/td><\/tr><tr><td>Interm\u00e9diaire<\/td><td>30 %<\/td><td>15 %<\/td><td>&#8211;<\/td><\/tr><tr><td>Social\/tr\u00e8s social<\/td><td>70 %<\/td><td>50 %<\/td><td>&#8211;<\/td><\/tr><tr><td>Interm\u00e9diation Locative<\/td><td>85 %<\/td><td>85 %<\/td><td>85 %<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Les avantages fiscaux d\u00e9pendent de la zone et du niveau de loyer<\/h2>\n\n\n\n<div class=\"wp-block-media-text has-media-on-the-right is-stacked-on-mobile\" style=\"grid-template-columns:auto 15%\"><div class=\"wp-block-media-text__content\">\n<p>La loi de finances 2020 a introduit un nouveau crit\u00e8re de&nbsp;<strong>performance \u00e9nerg\u00e9tique<\/strong>, pour pouvoir b\u00e9n\u00e9ficier du dispositif \u00ab&nbsp;Louer abordable&nbsp;\u00bb. Comme le pr\u00e9cise l\u2019<a href=\"https:\/\/www.legifrance.gouv.fr\/jorf\/id\/JORFTEXT000042521384\">arr\u00eat\u00e9 du 10 novembre 2020<\/a>, la consommation \u00e9nerg\u00e9tique du logement doit \u00eatre inf\u00e9rieure \u00e0 331 kilowattheures (kWh) par m\u00b2 et par an. Cette consommation regroupe l\u2019\u00e9nergie n\u00e9cessaire pour le&nbsp;chauffage, la production d\u2019eau chaude sanitaire et le refroidissement.&nbsp;<strong>Tous les logements de classe \u00e9nerg\u00e9tique F et G sont donc exclus du dispositif.&nbsp;<\/strong>Cette mesure concerne&nbsp;<strong>les conventions conclues depuis le 1<sup>er<\/sup>&nbsp;juillet
